Energy Performance Certificates (EPCs)

The purpose of an Energy Performance Certificate (EPC) is to illustrate the energy rating of a building. It is illustrated by a sliding scale of A (very efficient) to G (least efficient). The higher the rating, the more energy efficient the property, therefore saving cost to the new tenant/buyer.

How long is an EPC certificate valid for?

An EPC lasts for ten years from the issue date. The certificates are also kept on the Landmark central register for 20 years.

When is an EPC required?

All properties being sold or let to new tenants now require an EPC.

Why use Avenues Inspection Services for your EPCs?

I am fully qualified to produce EPCs, RICS Homebuyer Reports and RICS Condition Reports and offer a professional and prompt service.

About the inspection

A typical EPC Inspection takes around 1 Hour, depending on the size of property. I will take notes, draw floor plans and take photographs of various elements of the building and services, the inspection will involve an external and internal inspection including the roof space where access is available.

The information collected is processed through software to produce the Energy Performance Certificate, which can be delivered by e-mail or post, usually within 24 hours of the inspection.
